The apartment is suitable for 1 or 2 or 3 guests. It is ideal for couples. Also perfect for one professional. There is one queen size bed in the bedroom. In living room, there is a convertible sofa bed for one guest.

LOCATION & ART NOUVEAU ARCHITECTURE
Very close subway: Ampelokipi Metro station
This accommodation is located on the boarders of Ampelokipi and Gyzi areas. They are very safe neighbourhoods. The main street of the area is called Alexandras Avenue. The apartment is close to the Supreme Court of Athens and the Headquarters of the Police Department. There are many hospitals and fertility clinics in this area as well.
Ampelokipi means garden of vineyards. It was full of vineyards in the last centuries but today it is a residential and commercial neighbourhood. It is full of restaurants, super markets, pharmacies, hospitals, cafe, fashion stores, insurance companies, real estate offices, law firms, and more.
Gyzi area derives its name from Nikolaos Gyzis, the famous visual artist of 19th century. A lot of marble workshops were located in this neighbourhood and many sculptors had lived there in late 19th and early 20th centuries. They had used the high quality marble of Paros island and other islands as well. In the decade of 60s, architects had utilized marble to decorate the exterior of the buildings and the interior of the apartments. The sinks were made of white marble and the floors were made of black marble. Only bedrooms and living rooms have hardwood floor. Our apartment has a very clean white marble sink and some authentic wooden furniture and doors.
The architects of Art Nouveau buildings in 60s had applied provocative experimentation in colours selection. The challenging colours of ceramic tiles in bathrooms were pink, green or blue. Having appreciated the Art Nouveau architecture, we have preserved the pink ceramic tiles in our apartment's bathroom, all the wooden details and the authentic wooden-glass doors. This is the history of our building. We are very proud of it! This architecture has created the unique personality of our apartment.
These days our neighbourhood is a residential area full of shops, restaurants, copy centers, frames and furniture stores, law firms, real estate services and more. Super markets, pharmacy, convenience stores, a variety of bakeries and laundry are across the street and/or next block. The closest super market is within walking distance of 1 minute from the apartment.
POINTS OF INTEREST : WALKING DISTANCE TO DOWNTOWN - MAIN ATTRACTIONS
What makes this apt unique is the walking distance from downtown (1,2 km), National Archaeological Museum of Athens (1,3 km) and the easy access to public transit. It is also next to Kolonaki area (3 minutes by car or taxi), the top shopping district of Athens and full of restaurants, cafes and advanced bars. It is well known area because of the night life. Our apartment is also very close to Lycabettus Hill including Saint George Church at the top and a great Cafe-Restaurant with a breathtaking view of the whole Athens city. Also Music Hall (Megaron Mousikis) of Athens is in walking distance. The Trilogy New-classical Buildings on Panepistimiou street (National Library, University and Academy) are located within walking distance of 20-25 minutes from the apartment. It is a nice walk because you will experience the local culture and the daily Athenian life. When you exit our building, turn left and go straight ahead on our street. Continue and go across Alexandras Avenue. Go straight ahead and at the end of the street you will see the National Library on your right hand and the University on your left hand. Today the Trilogy Buildings are used for special events, graduation ceremonies and administrative service.
Also in walking distance from the apartment, you can reach the Byzantine Museum, Cycladic Art Museum, Benaki Museum, and Theocharakis Foundation-Gallery with their great cafe and restaurants. Or you can go there by metro from Ampelokipi metro station and get off at Evaggelismos metro station (2nd stop after Ampelokipi). Then walk 5-8 minutes towards Syntagma Square to reach all the museums and galleries on left and right sidewalk.
Close subway to the apartment: Ampelokipi Metro Station (4-5 minutes to get to Acropolis by metro and 3 minutes to get to Syntagma Square-downtown by metro).
Acropolis bus stop is very close by. Bus last stop is across the main entrance of the Acropolis.
The apt is 18 km from airport Eleftherios Venizelos (30 minutes by subway at Ampelokipi metro station).
The area close by the apartment is quiet and full of restaurants/Greek style taverna, pizzeria, and fast-food stores. They can serve you in or to go. Option: delivery at home. There are brochures of all these restaurants in the apartment. Feel free to use them and order your special Greek food.

During your stay, we will be available to respond to your questions and make suggestions about Athens' secrets, attractions and events. Also during check out, we will also meet you, will return the damage deposit (receipt included) and collect the keys. The host will also give you our greatest wishes!

THE APARTMENT
The apt consists of one bedroom that includes a brand new queen size bed and mattress, a closet, a ceiling fan, and door connected to living room with air-con. The living room includes a convertible sofa bed, a TV, table on wheels for work or meals, an air-con, and a small bookcase. The books are available only to read and enjoy them.
The kitchen is fully equipped and includes a coffee maker, sandwich-maker/toaster, juicer, kettle, stove and a refrigerator.
Coffee, tea, sugar and salt-pepper are provided complimentary.
The bathroom includes w/c, a bathtub, hair dryer, first aid kit and all the essentials.

It was held in the recent years. Continuous preventive maintenance. Newly painted apartment, new decoration, some new furniture, brand new door-handles, brand new linens and new warm comforter, as well as additional modern amenities including a new fire extinguisher and extra electric heater

b) By Airport Blue Bus X95 to Ampelokipi Bus stop, then on foot or by yellow trolley 8, 18, 19 to Hippocrates bus stop.

Our bookcase is full of books (on classical world, Greek art, psychology, photography etc.), classical journals and travel magazines. They are in English language. They are for reading only.
NEW ARRIVAL! Local guides and maps of Athens, Greek towns, mainland and the islands are offered complimentary. There is a great list of guides/maps on attractions, local activities and events. All the information material is displayed in the wooden basket of living room.
FOR YOUR ENTERTAINMENT
LED flat screen TV (BBC, DW, TV5 France and local channels), relaxing music, chess, backgammon, checkers, cards, puzzles and sudoku are offered complimentary during your stay. Enjoy the music, playing and reading.

Long term stay: 1-3 years or more
Written Agreement, tenant's IBAN account, and monthly receipt are necessary, according to the local law.
Required documents/Information: Passport or EU photo ID, IBAN, email, telephone number (for people of other countries) and Tax ID number (for local residents).
STANDARD RATE
RATE OPTIONS-MONTHLY RENT
A) 950 Euros per month, all utilities included. For individuals.
B) 550 Euros per month (guest will pay for all utilities)/negotiable monthly rent (for longer rental or excellent tenant history)
The apartment was renovated in recent years. Continuous preventive maintenance.
Utilities include: power (electricity), water, Internet, centralized heating system, and general management of the building (common expenses related to elevators' maintenance, cleaning, power and water of the building etc.)
BOOKING PROCESS
For long term stay from 1-3 years/according to Greek Law:
After our written agreement and before entering the apartment, full payment of first month rent is expected and a security deposit (same amount as the monthly rent) as well. The guest will receive invoicing for each rent payment and the deposit. The security deposit will be returned to the guest the last day of rental and after the inspection of the apartment. The exact amount of the rent is transferred through wire transfer via online banking to our bank account 1st day of each month of guest's stay.
IMPORTANT NOTE:
a) Greek residents: Local Tax Identification Number, photo ID, and email are required.
b) Visitors from other countries: Passport number/VISA (if applicable) or European Union passport number or Photo ID number, email and telephone number are required.

Auto-Direct deposit/payment through wire transfer via online banking to our bank account IBAN in Euros or in American dollars or in the currency of your country (converted automatically to local currency).
We will provide you with our IBAN in order to complete the reservation and to sign our agreement.
